A Gas Safe Registered Engineer must check all gas appliances and flues in rented accommodation every year. This is compulsory under the Gas Safety (Installation and Use) Regulations 1994.
It is the responsibility of the Landlord, or his Agent, to arrange for these gas safety checks to be carried out. Both the Landlord and Tenant should each have a written report on the condition of each gas appliance.
Landlords, or their Agents, must keep records of the Gas Safety CP12 Certificate and issue a copy of them to new and existing Tenants.
Landlords and their Agents should maintain a good record of when each gas appliance was checked, the defects found (if any) and the remedial action taken. This record should be made available to the Tenant’s when moving into the property within 28 days of the annual gas CP12 inspection being carried out.
